Renovation Done Right



The share house we visited today is 'fabrik,' a 6-minute walk from Shimo-Itabashi Station.

We were told, "Today, we're going to a factory." As we headed there wondering, "A factory? What does that mean??" and arrived, we opened the front door to find a stylish space like an atelier welcoming us, and we couldn't help but exclaim, "Wow!!!" (laughs) The air conditioning was working just right, and it felt pleasantly cool, so it somehow felt as though we had stepped into another world.

This share house was created by renovating a former printing factory. The rooms make use of a factory-style structure, with ceilings as high as 4 meters. It is full of charm that you would never normally find in an ordinary property.

Hitomi: "We've arrived at fabrik! Even the entrance and the name are stylish! The name comes from the German word 'fabrik' (workshop/factory). But it also perfectly matches the softer nuance of the English word 'fabric' (cloth), which is fairly well known!"
Kumiko: "That play on words is lovely too. The exterior is chic and has a calming feel. Once the lamp is lit, it looks like it would have such a warm atmosphere. Let's go in right away!"


Hitomi: "Kumi-san, welcome♪ The entrance is entirely glass, so sunlight comes in and makes it wonderfully bright♪ It's convenient too, because every morning you can immediately tell, 'Oh, it's sunny today!' or 'It's rainy today.' And it's so spacious, which makes it easy to welcome guests as well. It smells wonderfully new, too~."
Kumiko: "Excuse me while I come in♪ The entrance is so spacious!! It's nice because it doesn't feel cramped at all. When the entrance is bright, it feels like something good is going to happen. Or at least it seems that way (laughs)."


Hitomi: "Right after entering, there's a duty roster board. Since it's written in chalk, it reminds me of my school days! So nostalgic! Apparently, weekly duties are assigned and shared among everyone. How interesting♪"
Kumiko: "The orange is such a cheerful, energizing color! Chalk feels so nostalgic that it makes me want to start doodling. If duties are divided up like this, it seems like you could naturally become close with your housemates, too."


Hitomi: "This spacious lounge can be seen all the way from the entrance to the very back. And the ceiling is an amazing 4 meters high! It feels incredibly open~. Sitting on the stylish sofa, watching TV together, chatting together♪ Every day looks like so much fun♪"
Kumiko: "So this is 4 meters!! It's even higher than I imagined! A high ceiling and a spacious lounge... it somehow makes me feel smaller. How mysterious~. It really does look fun to gather in the lounge. With this much height, it almost seems like you could even play badminton in here (laughs)."


Hitomi: "The sense of openness was so overwhelming that I just couldn't help it... I raised both my hands~ (laughs) I wonder if this conveys the height and spaciousness??"
Kumiko: "You just can't help it... right? (laughs) That's true. More than just thinking it's spacious, it really looks spacious too. And because the brightness from the entrance comes in as well, that open feeling is truly so pleasant~."


Hitomi: "The retro color tones are so stylish! The living room really shows off the interior designer's sense!"
Kumiko: "It's colorful, but because it's retro, it still feels calm. The color palette is so cute~."


Hitomi: "And this kitchen! It's unbelievably stylish! Cooking in a place like this is every girl's dream~. The IH cooking heater is safe, the counter is wide, and it might even be wonderful to hold a fun cooking class together here while everyone chats♪"
Kumiko: "Seriously, whether you live alone or with family, you probably wouldn't get to experience this level of stylishness!! We could hold cooking classes and level up our domestic skills!"


Hitomi: "How about having your morning coffee at this stylish counter?"
Kumiko: "Thank you~. Drinking coffee and calming down before heading to work. That's the ideal, isn't it?"


Hitomi: "Ta-da♪ There are soooo many cooking utensils and seasonings here!!! It looks like you could make any kind of dish~. The shelves are wide and seem easy to use too!"
Kumiko: "When everything is this well stocked, it's so cute! Of course, it's not just about being cute—I guess I have to actually become able to use them properly too (laughs)."


Hitomi: "Oh, is that pasta!? Kumiko-san, you're such a good cook—your skills must be itching to come out~♪"
Kumiko: "Hmm~ I can't quite tell the right amount... (sweat) Hitomi-chan, help me~. Being able to rely on someone right away like that is one of the unique things about a share house."


Hitomi: "Tableware, jam, cornflakes... everything here is the kind of thing that delights a woman's heart♪ The shelves are at such an easy-to-reach height too, which is really convenient."
Kumiko: "Imported things are so stylish that just having them there lifts your mood♪ I want to use this as an opportunity to become a better cook~."


Hitomi: "Amazing!! You can store so much here!! It looks like I could even bring my own frying pan♪"
Kumiko: "That's right—this amount of space is incredible!! It's amazing. You could even bring your own clay pot too ◎ I want to eat delicious meals~!"


Hitomi: "Look, look! This is so stylish!! It's a projection clock♪ The refrigerator was brand new too~. By the way, I can't stop wondering about the banana in front of Kumiko-san... (laughs)"
Kumiko: "For a hard-working office lady, bananas are essential (laughs). This is the first time I've ever seen a clock like this in a homeーーー!! It's so stylish, I want one for my place too."


Hitomi: "The color of the room doors and the lighting match, and it's so cute♪ You can see the owner's sense shining through in every detail☆"
Kumiko: "You're right! To be so particular even about details like that—the owner's sense is GOOOOOOOD!!"


Hitomi: "Even inside the rooms, the ceiling goes up 4 meters! I've never seen a room with a ceiling this high! It can also accommodate storage for long items such as surfboards, snowboards, and bows (do you have one? laughs). There is a loft partway up, so it seems like you could use the space in many different ways. And amazingly, DIY is also allowed in the rooms on the first floor! Apparently, you can customize the white walls with your favorite colors or drawings, add lighting, and make the space your own. It's a room that really speaks to your creative spirit~. If it were me, I'd put the bed upstairs and a sofa and TV downstairs... and I'd decorate the walls with indirect lighting, paintings, and photos♪"
Kumiko: "Hitomi-chan, you really conveyed all of its good points at once~◎ Just placing a surfboard there would make it part of the interior. It really seems like you could make it into a room that reflects your own style."


Kumiko: "Hitomi-chaaan! The loft area is spacious too~ look, look!"
Hitomi: "There are also rooms that allow two people to move in together~. Even if two people spend time separately like this, one upstairs and one downstairs, it still feels spacious~! I was relaxing so much that I didn't notice Kumiko-san calling me; sweat. I'm so sorrrry;;"


Hitomi: "See, see, it's this high!! I want to convey it with all my might, but since I'm tall myself, I'm worried it won't come across well;"
Kumiko: "It's hard to fully convey this kind of thing in a photo, isn't it...? Even with Hitomi-chan's slender height, there's still plenty of ceiling space!"


Hitomi: "It's fun just sitting like this and chatting! Spaces like this are so rare, so it's a precious opportunity♪"
Kumiko: "Yeah, sitting like this feels so new! It makes me feel excited~♪"


Hitomi: "We've come up to the second floor~. The second floor also has stylish furniture, and the pink carpet laid throughout the area feels so comforting~♪"
Kumiko: "If there's a living area on the second floor too, you don't have to go all the way downstairs on purpose. The pink is cute."


Hitomi: "This door, and the atmosphere of this hallway—it feels like a European hotel! Apparently, the lighting overhead has motion sensors, so it detects when someone passes by and turns on! Amazing! It also helps save electricity, so it's eco-friendly."
Kumiko: "It got brighter when I walked, so it made it fun! But if I just keep walking around, then it's not very eco... (sweat)"


Hitomi: "The room has a pale pink carpet, making it feel warm and inviting♪"
Kumiko: "The white walls and carpet make it feel warm~. It's great to have a room that feels relaxing!"


Hitomi: "Because it's an open closet, it seems like you could stylishly display your clothes as part of the interior and create it however you like!"
Kumiko: "It's tall enough to hang dresses easily. I'd love to make good use of storage items and turn it into something that's both interior décor and a closet!"


Hitomi: "This room has a blue carpet. It feels fresh and spacious! And I'm so happy about the large window!"
Kumiko: "Just changing the carpet makes the atmosphere feel this different. It seems like you could spend your time here very comfortably."


Hitomi: "The bathtub is spacious, so you can slowly soothe your tired body in a relaxing bath♪ The white and brown color scheme is very stylish."
Kumiko: "I like this color combination~. If you soak in the bath slowly, you won't have any fatigue left the next day. A true ally for hardworking office ladies."


Hitomi: "There were also shower rooms on each floor! There is a rather spacious dressing area too—they've really thought of everything♪"
Kumiko: "A bright and clean shower♪ The size of the dressing area is actually pretty important. When it's roomy like this, it's a huge help for women ◎"


Hitomi: "The sink is simple and cute too~♪"
Kumiko: "Yeah, it feels clean and nice~. A proper mirror is going to be added here too!"


Hitomi: "It's so nice that there are washing machines and dryers♪ There are so many of them~!"
Kumiko: "A dryer for unexpected situations. That's something you don't often get to use when living alone, so it's great~!"


Hitomi: "At the very back of the kitchen is a secret storage room...!! Apparently it's a storage space everyone can share. There are always things that you just can't put away anywhere else~ Kumi-san, you look like someone from Shomuni (laughs)."
Kumiko: "Leave the light bulb changing to me (laughs). A storage room everyone can share. If people can also use each other's things, it's convenient because you don't have to buy extra items when moving in~◎"


Hitomi: "The rooftop~~~~~!! ☆★ The rooftop is open both day and night! It offers a wonderful view of the Tokyo sky and cityscape. Having a beer while looking at the night view would be the best♪"
Kumiko: "Woooow!!! That feeling of openness outside is irresistible after all~♪ It's about the season when beer starts tasting especially good, isn't it? You could even have a beer garden at home together with your housemates!"


Hitomi: "We dropped in on tip top flat on the third floor~! Its living room is stylish yet cozy and homey♪ The first and second floors are lovely too, but this one is also charming and wonderful! The atmosphere changes completely from floor to floor!"
Kumiko: "Because the rooms are for women, the image is different from fabrik again! I can't choose just one!!"


Hitomi: "Although it's a bit smaller than the first floor, it still has a generously sized sink and a flat, highly functional IH cooking heater! Cleaning after use is super easy too♪ As expected!"
Kumiko: "It's like the size of a home kitchen♪ Packed with the latest features! You can cook and then get carried away with girls' talk♪"


Hitomi: "This room is so spacious!! And I'm really happy that it also has a big window and a balcony!!"
Kumiko: "So spacious!! With a window this large, lots of light comes in, and it's great for hanging laundry too!"


Hitomi: "It's an amazing transformation—you'd never guess it used to be a printing factory! But it is a space that luxuriously makes use of the factory's characteristic 'high ceilings'♪ It's also nice that DIY is allowed♪ The stylish furniture with its retro atmosphere and the spacious kitchen are also part of its charm☆ Please come and take a look at it at least once!"
Kumiko: "More than anything, it really feels like it overturns your whole image of what a home has been until now, and it made me think that it truly makes use of the characteristics of a factory. Doing DIY together with friends could be fun too~!"
